Dear Applicant,

 

In order to proceed to sign a leasing contract, we need to fill out our rental application. The instructions below state what you should know about this application process.

 

  1. A separate Rental Application is required for each adult, 18 years of age or older, intending to occupy the premises.
  2. A clear and readable photo identification (driver’s license, military ID, State ID, Passport ID) must be presented with each Rental Application.
  3. Each Rental Application must be filled out completely with the most accurate information available to ensure a fast processing time, within 3 business days. Missing and/or misleading information might delay the process or will result in denial of the application.
  4. The application fee is $75.00 per person. This fee is non-refundable and it MUST be submitted with the application. The application WON’T be processed without the fee.
  5. The pet fee is $300.00 per pet. This fee is non-refundable and it MUST be submitted with the first month’s rent.
  6. If the applicant(s) is/are applying to rent a unit governed by a Condominium or Homeowners Association, the applicant(s) may be required to submit a separate Rental Application and/or fee to the Association for processing and approval. Applicant(s) acknowledges that in this event, the lease agreement if signed, would not take effect until approved by the Association.
  7. Applicant(s), including all other who are applying to rent the unit as one household, must have a combined and verifiable gross income of at least 3 times the monthly rent or comparable amount if it is tax-free.
  8. Verifiable documentation and contacting information for all income sources must be provided. Employment and income will be verified on all applicants. Payroll check stubs from the last 3 months may be needed. Self-employed applicants will be required to provide upon request the previous year’s Tax Return (1040). Non-employed applicant must provide proof of income and/or financial ability.
  9. A credit report from a national credit reporting agency as well as a background check will be obtained on all applicants.
  10. Clean Criminal Background.
  11. No Evictions in the last 5 years.
  12. A history of bankruptcy may cause rejection of Rental Application unless the bankruptcy has been fully discharged and the applicant has established satisfactory credit history for at least two full years after discharge.
  13. Also additional security deposit and/or guarantor may be required at the sole discretion of HGRE.
  14. If tenant(s) is/are approved, a Liability to Landlord Insurance will be added to the monthly rent of $12.50; unless tenant(s) provide(s) it’s own Renter’s Insurance.
  15. An Administrative Fe for Lease Preparation of $100.00 will be charge upon signing a Lease
    Agreement; additional Administrative Fee ($25.00) might apolv if siring of the lease agreement falls on a weekend/holiday or after/before our normal business hours.
  16. HGRE can ONLY accept Cashier’s Checks, Money Orders or Credit Card as payment for the Security Deposit and First Month’s Rent.
